Buying a Home In 2016

This is the year you are going to buy a home.  The excuses are all null and void as we enter 2016.  Now is the time to seek out an experienced, local professional to help you find the home of your dreams.  Below you will find four compelling reasons to stop procrastinating.  It is time to take the plunge.  2016 is the year for first time home buyers, home buyers looking to expand and retirees looking to consolidate because the conditions for both home buyers and home sellers are ideal.

Lower Than “Normal” Mortgage Rates

Mortgage rates have been continuing to teeter at all time lows for quite some time now; they are likely to start inching up.  It is important to remember however that even if rates do begin to rise they are still at an all time low over the rates that our parents experienced when buying their first homes in the early eighties.  Mortgage rates on average have been at or around four percent throughout 2015 where as our parents were experiencing mortgage rates in the high teens in late 1981.

Consistent Home Prices

Home values have been rising steadily over the past few years.  This pace is said to start slowing a bit in 2016.  Rates, according to Svenja Gudell, Zillow’s Chief Economist are expected to rise around three point five percent over the course of 2016.  Buyers who were hoping to time the market will not see the low prices and foreclosures of the far past but will see prices stay consistent.  With consistent home prices and the job market and wages on the rise the market is perfect for first time home buyers to jump in!

More Homes Listed on the Market

Sellers are also excited to hit the market as the equity in their homes will start to slow.  This will cause more homeowners to list their homes as they will be anxious to see the return on their investment and are ready to upgrade.  The market is perfect for buyers looking to take the equity in their current homes and reinvest it into a larger home or perhaps a home with more recreational appeal.

With a boost in starter homes hitting the market bidding wars will be almost nonexistent, home prices will be fair throughout the market and the process of finding and buying a home could be simpler than ever.

Rent Payments Are Expected To Continue To Climb

The cost of renting a home or apartment is expected to continue to rise.  This means that for many people buying a home could in fact be less expensive than renting.  Mortgage rates are currently a bit above four percent.  In order to make renting a better deal than buying the mortgage rates would have to rise to over six and a half percent.  Economists agree that this is unlikely given the rates we have been experiencing.  A slight increase in mortgage rates is to be seen but is not expected to grow to past five percent; thus allowing the purchase of a home, buying a home to be more affordable than renting.

Now get up off the couch and reach out to a local realtor.  2016 is the year that you begin investing in the real estate market.  Take advantage of all of the wonderful benefits of being a homeowner.

Four Popular Surety Bonds for Small Businesses

Surety bonds are often associated with insurance.  This is understandable for a few reasons.  Bonds provide coverage for losses that are incurred and are often sold by insurance agents.  The difference however is that with surety bonds they must be noted where as regular insurance does not.

In the article below we will discuss several types of surety bonds that small businesses need.  There are about twenty five thousand types of surety bonds available.  Below we will discuss the five most common types of bonds that a variety of small businesses should consider having before they begin operating.

Surety Bonds for Construction

Within the construction industry bonds are often required of contractors.  A license and permit bond is often required before a license is issued whereas performance bonds are more job specific.

License and permit bonds are required of contractors before a license can be issued.  This is to safeguard residents within the state from financial losses.  These bonds are often inexpensive based upon the contractor’s credit rating.  They can cost anywhere between two hundred and one thousand dollars.

Performance bonds are issued based upon the job.  It is issued to cover the performance that is contracted; this can be for a variety of reasons such as having a deadline to follow or a budget to stay within.  When a contractor is licensed and bonded it provides a financial confidence to their clients that the project they are contracted to provide will occur as stated within the contract.

Surety Bonds for Cleaning Businesses

When your occupation requires that you enter private property, such as in cleaning and janitorial services, it is important to acquire a janitorial service bond.  With the access workers are given to personal belongings it is important to have reassurance that businesses and homeowners are protected from theft.

When a cleaning crew is licensed and bonded they are providing extra assurance.  Their clients are protected from the service provider and their employees in case of thievery.  These bonds are inexpensive and communicate that your business is one that can be trusted.

Surety Bonds for Notaries

Integrity is important when it comes to notaries and the services that they provide.  A notary is a legal authority that authenticates documents.  A notary bond is purchased to protect against notaries that choose to act unethically.  A notary bond is usually inexpensive often as low as thirty dollars for a four year term and don’t usually provide a concern for those looking to become notaries.

This type of bond is issued based on a set of conditions that must be met in order for the notary to become licensed.  These conditions must be met before they are allowed to conduct notary services within a state.

Surety Bonds for Car Dealers

A motor vehicle dealer bond is required in order to provide protection against unethical practices that are committed by car dealers and their employees.  This is a relatively inexpensive business expense for most car dealers.  A motor vehicle bond prevents customers from being deceived by car dealers.  It offers assurance that car dealers will not sell stolen cars or sell a car based on misleading information.

As you can see is that surety bonds are not insurance but more a type of reassurance that the goods and services that are provided to consumers will be provided in good faith.  Surety bonds are purchased in order to prove that business is done in good faith.  It is an extra guarantee that goods and services are provided as contracted.

Understanding What Information Technology Consultants Offers To Your Company

Not many people completely understand what services IT consultants provide to their clients.  Information technology consultants, also known as computer consultancy services, advise organizations on how best to utilize technology in order to achieve success within their business.  IT consultants will create a plan to direct, employ, set up and oversee information technology based on the systems currently in place as well as the goals the business and long term objectives.

Outsourcing is a common practice amongst growing businesses.  Companies outsource IT consultants for a number of reasons.  Large professional service firms may be able to afford having an IT workforce but for midsized and smaller companies the expense of an IT specialist may not be justifiable.  When looking to outsource it is important that you do so with your company’s size and goals in mind.

There are several tiers within the IT consulting industry.

  • Professional IT service companies that retain a sizable workforce to provide consulting services and a rate that matches.
  • Temporary staffing firms that place IT specialists with businesses that require their services on a temporary basis. This is most often due to the fact that an employee is absent or that the skill the temp offers is something unique that no one else currently employed can offer.  IT temps are also hired when a technical project requires something that is needed that current employees can offer.
  • Independent IT consultants are individuals that are self-employed and are hired as independent contractors to provide services on an as needed basis.

There are several reasons IT consultants are asked to provide services.

  • When advice is needed from someone that is outside of the company. When external, objective advice and recommendations are needed from an impartial party.
  • When specialized expertise service can be gained from the consultant.
  • When a onetime project requires services that cannot be performed by a current employee and when it is cost prohibited to hire a permanent employee.
  • When IT services are required from a specific company.

When a company realizes it is time to take their IT to a new level it is important that they bring in an expert IT consultant to define the scope of the project including time of implementation and costs.  The IT firm will maintain and support the development of the companies IT plans.  IT consultants work with the company from the beginning of the projects development until the end in order to ensure complete satisfaction by the hiring company.

Mortgage Rate Expectations In 2016

No one, not psychics or clairvoyants, economists or analysts know for sure what is going to happen to mortgage rates in 2016.  After the surprising twists and turns within the housing market over the past decade and the credit crunch of 2007 into 2008 the only thing for sure is that economic forecasting is no more reliable than astrology as the late professor of economics at Harvard, John Kenneth Galbraith stated.  This does not mean however that speculation about the 2016 mortgage rates is futile.

It is unwise to go through the year without a forecast.  Some thought at what our credit market will possibly look like based on the current economic situations, historical data and trends are necessary.  It may not prove to be one hundred percent spot on but time and time again it has been proven that the more we know the better off we can prepare for the future.

It is unwise of homeowners to expect the crazy low rates that are currently “normal” to remain.  If you look into the archives of Freddie Mac you will see that it has been more than five years since the rates on a thirty year fixed rate mortgage were over five percent.  In fact, this decade has reached an all time low point.  Near the end of 2012 the rates were at three point thirty five percent.   Currently, the thirty year fixed rate mortgage rates are a little over four percent.

Consumers will look at this as a new normal when in fact this is far from normal and is in fact exceptional.  Although it is not expected that mortgage rates continue to rise at any significant levels it should not be forgotten that there was a time in our not so distant past where normal thirty year fixed rate mortgage rates were above ten percent reaching a high around eighteen point forty five percent.  This wasn’t that long ago, in fact these rates were found in October of 1981, only thirty five years ago.  This was in fact when many of us were in middle school.  Think about it; that really isn’t too long ago.  Consider what the rates will look like when your middle school aged children are middle aged; can our economy continue to grow with rates under five percent.

It is probably unlikely that any economists would bet that we will see mortgage rates reach those all time high’s again in our lifetime but to stay at the low we are currently experiencing is unlikely over time as well.  What you will find mortgage analysts saying is that the “normal” we are experiencing at the moment are unlikely to be permanent just as the high’s of the early eighties were unlikely to become continue for years to come.

There are many variables when it comes to our economy and mortgage rates.  The timing of when mortgage rates will increase and decrease is anyone’s guess.  The inevitability of the situation however remains the same; mortgage rates will continue to increase and decrease throughout time depending on a number of variable situations within our own economy and that of the economies we rely on outside if the United States.

Continue to look for the increase in the current economy with low inflation and low unemployment to increase mortgage rates slightly.  As we continue to see peeks in incomes, spending, consumer confidence, manufacturing and the gross domestic product we can expect strong mortgage rates with increasing.  The faster the economy grows the more the mortgage rates will spike and at a greater pace.  What we look for going forward is consistent growth that paces itself in order to prevent a major spike in mortgage interest rates for 2016.

The Purpose Of Custom Labels In Product Packaging

Product manufacturers, marketing experts, custom product label designers and consumers all view the purpose of the packaging label differently.  The one thing that is a common element between the ways people view package labeling is that it is the one way to tell the difference between products available on the market today.  The difference in the importance of the label depends on the role they play in the product’s production, distribution and marketing process.

Product manufacturers are looking at the expense of the label and how the label affects the packaging of their product.  Marketers are looking at the label and the importance it plays in creating brand awareness and how it draws consumers to choose the product over the competition.  Custom product label designers are looking to create a label that provides the information the manufacturer needs it to while creating something that is graphically engaging.  Consumers look towards a label to provide product information that allows them to make an educated purchasing decision.  The fact is using a custom product label is important for a variety of reasons; choosing the correct label for the product is essential to the products success on the market.

Below are common choices that are available in custom labeling for product manufacturers to choose from.

Pressure Sensitive Labeling: Pressure sensitive labels offer a great deal of flexibility for single label or front and back applications. Manufacturers offer a variety of different substrates and have many types of coatings and laminates that can be used for your application. The label manufacturer’s technical team will ensure that your requirements are met and your application will be a success and meet quality standards.

Shrink Sleeve Labeling: Label manufacturers push the boundaries to become leaders in shrink sleeve manufacturing. Manufacturing capabilities are endless, technical expertise is highly valued and the quality will be determined by who manufacturers the product label. Shrink sleeves offer 360° graphics for all different types of containers and applications. Label manufacturers will use various material options and applications when creating a custom shrink sleeve label.  Shrink sleeves can be manufactured in single cut sleeves or sleeves on rolls for machine application.

Of course not every label available on the market for manufacturers to choose from will be right for your product, marketing standpoint or packaging.  It is essential to have choices.  As a custom label manufacturer the more options you offer to your clients the more likely they are to choose you to design, create and manufacturer custom labels for their products.

Exploring The Process of Purchasing Wholesale Aluminum Fencing

Buying wholesale aluminum fencing can leave your head spinning.  There not only are a variety of online suppliers to choose from as well as thousands of different ornamental styles, colors, grades and additional options to enhance your aluminum fence.  Many consumers get overwhelmed when looking at all of the choices they have.  This is where it becomes so important to choose the right online wholesale aluminum fence supplier.  At iFenceUSA.com our professionals are in fact fencing experts; they are not just ordinary order takers.  Our experts will guide you through the process of selecting the right fencing for your custom project.

The first step experienced fencing experts will want to acknowledge is the special circumstances within the space your new fence is to be installed.  Is the terrain especially sloped?  Are there multiple hills to contend with?  Are you looking to install a fence for pool safety?  Is the fence being put in to keep children and pets within the yard?  The first thing to address with a wholesale aluminum fence supplier is the special reason you have for installing a fence and the special circumstance surrounding the landscape terrain.

After this has been accomplished you will want to choose the grade of fencing that you will install.  Most wholesalers offer a variety of grades including residential, pool, commercial and industrial.  Depending on what application the fence is going to be used for will help with this decision.  For normal backyard, perimeter fencing residential grade aluminum will do.  If you are looking for a pool enclosure you will need a fence that meets B.O.C.A. pool safety standards.  Commercial grade fence is great for light commercial use and for upgraded residential use whereas industrial grade fencing is the strongest aluminum that can be purchased.

Once the grade of fencing has been chosen the specifics of your layout will be discussed.  The online design team will walk you through measuring your yard.  From here a design of the landscape should be drawn with the measurements provided and faxed over to the wholesale aluminum fence supplier.  A base quote will be established and from there you can choose a fence style, a color for the fence and the other optional features there are to choose from.  The additional changes will increase the expense of the base quote.

After a fence has been agreed upon the order will be placed and your fence order will be processed.  The aluminum fence that has been ordered, as well as the accessories, will be shipped to your location and from there the installation process can begin.  The relationship that has been established between you and the online wholesale aluminum fence supplier should stop here.  Reputable online companies will offer advice throughout the installation process from prepping the work site and throughout the installation of the fence and gate.

iFenceUSA offers the widest variety of maintenance-free, no-rust aluminum fences and gates in the industry! Whether you are a pool contractor, a building contractor, an architect, a landscaping professional, or a “do-it-yourself” homeowner looking for exceptional value and installation advice, you’ll benefit by buying wholesale aluminum fences shipped factory-direct to your home or business anywhere in America from www.iFenceUSA.com!

Installing A Gunite Pool

A gunite pool, otherwise known as shortcrete, is a material used to reinforce pools structured out of concrete.  The gunite pool is strong and adaptable to a variety of unusual shapes and sizes.  Unlike fiberglass, gunite pools aren’t a one size fits all option in pools.  Homeowners looking to express their personalities in backyard design with an in-ground pool should consider using plaster, or gunite, to surface the concrete base of their pool.

In order to build a concrete pool with a gunite surface, the pool company’s construction team will dig a hole in the desired shape and size.  They will then place the plumbing and assemble the wire framework with a grid comprised of three eighths of an inch steel reinforced rods, otherwise known as rebar.  Rebar rods are placed about every ten inches and are held together with wire.  Once the grid is in place the pool company’s construction team will spray a heavy coating of gunite into the wire frame.  On top of the mixture of sand and cement around the rebar the plaster is put in place to create a finish.

The sprayer that is used combines the dry mixture of gunite with water before putting it into place.  This mixture produces a wet concrete material. The pool company will then trowel the gunite until it is smooth.  This mixture then dries for about a week and sits without being touched before the smooth plaster finish is applied to the rough pool surface.

A popular pool finish is plaster.  Marcite is a special finish that people use to complete their pools surface.  This is done using a special concrete paint.  The entire process of construction and installation of a concrete in-ground pool can take anywhere between thirty to ninety days.  This will of course depend on the local weather and pool installer.

Custom pools most often are created from gunite because it can be designed in any shape.  This makes it ideal for luxury homes that are looking to create a pool and landscape that is designed specifically to the needs of the designer.  When you are looking to create a natural pool gunite is the material that best fits this need.

Gunite pools can be designed to resemble a Florida beach or mountain side lake resort.  Vanishing edges, a sandy beach entry resembling the ocean or an exotic pebble finish are just a few of the many touches that can be added to create a custom pool.

The advantages of an in-ground gunite pool

  • An in-ground pool made from gunite is a permanent structure that extends your home into your backyard creating an oasis. The property will have an overall higher value then other homes in the area without in-ground pools.
  • A custom, personalized pool can be created from gunite. It may cost more and take a bit longer than fiberglass to install but the extra expense and time is all worth it in the end.  With the installation of a gunite pool you are able to customize each and every detail of the pool and its surroundings.
  • Even if a plaster pool finish isn’t what you are looking for it is important to consider gunite as they can be finished with tile, exposed aggregate or even fiberglass.
  • The most out of the box, unique ideas can be reflected in the design of your gunite pool. The concrete provides a highly durable pool that comes in any shape and size you can dream of.
  • Gunite pools last a substantial amount of time. If you choose a plaster finish it is important to know that there will be maintenance involved.  The plaster must be replaced every ten to fifteen years to keep the pool looking as good as the day it was first installed.

Automatic Driveway Gates and Entry Control Systems

If you are looking into moving into a new home or increasing the security to your existing home or looking to enhance the curb appeal of the house an automatic driveway gate and entry control system are a cost effective, long term solution.  In residential homes there are two main types of gates that are installed: a single gate that slides or a dual gate that swings open.

When you are trying to decide between the two types of gates and which one to choose there are various reasons to choose each type of gate.  The most prominent reason being the dimensions of the driveway the gate is to be installed in.

In order to install an automatic swing gate you must determine if there will be enough room for both sides of the gate to swing open into the driveway.  Not only must the space be large enough to open the gate there must be enough room for parking.  This is why automatic entry gates that swing open should be installed only on driveways that are on a deeper sized driveway plot.  An automatic sliding driveway gate takes away the need for a large, clearing and instead requires length to retract within it.  This makes sliding gates ideal for driveways that are wide function properly whereas

The mechanisms that are used to open the gates are called gate operators.  There are a variety of mechanisms and motors that are used.  Swing gates need two gate operators to open and close the gate where as a sliding gate uses only one.  The exact motor you choose will depend on several things including the size of the gate, the speed in which it will open and the surface on which the gate and gate operators are installed.

One misconception with automatic gate installation is that they cannot be installed on gravel driveways.  This is a myth.  With the advancements in technology it is possible to achieve a seamless sliding effect even on a gravel surface.  This result is achieved with a bit more difficulty but can be done alongside cantilever gate automation motors.

A surveyor from the local electronic driveway supplier will survey the area in which the gate is to be installed.  The surveyor will take into account the various dimensions of the driveway while checking for the need for modifications.

Once a solid idea of what gate style and design is required they will create several different gates designed with your exact driveway specifications in mind.  This will help homeowners when selecting a gate style, an appropriate motor and the accessories that will be needed to provide the best installation of your new automatic entry gate.  A control system of your choice will be installed alongside of your gate to provide an ease of automatic entry.

The gate motor will open the gate.  This will be installed along with the correct number of sensors that are required to open the gate properly.  There are a variety of automatic control systems such as a remote controls, key pads, cellular transmitters and manually operated controls.  This helps to add to the convenience experienced with the installation of an entry gate system.

SAC Fence Michigan offers a variety of electronic entry gates, access control entry systems and fence options for homeowners to choose from.  You will find a variety of fencing options online at http://www.sacfencemi.com/.

Co-Parenting Gives Children Stability After A Divorce

Co-parenting is important when it comes to giving your children the stability they thrive on while continuing to have close relationships with both parents and both sides of their families.  It is not easy but co-parenting with your ex gives your children a chance to grow up in an environment that promotes family unity.  Co-parenting allows you to create a working, parenting relationship with your ex for the sake of your children.  With the following tips in mind you and your ex can remain calm, consistent while resolving to avoid conflict with one another.

It will be difficult to move past the history that is shared with your ex but joint custody arrangements help to create a new path for your children.  To begin upon this new joint venture with your ex it is crucial that you begin making shared decisions, begin interacting during drops offs and speak to one another.  It may be difficult when in reality all you want to do is forget that person but in order for your children to retain close relationships with both you and the children’s father.

One of the best ways that this can be accomplished is to begin thinking about this relationship as a new one all together.  One that is no longer about either of you but instead only centered on what is best for your children.  This is the first step in becoming a mature co-parent after your divorce.

Children will begin to realize that they are more important than the conflict that resulted in your divorce when you can put it all aside and co-parent.  No matter what the circumstance of your divorce co-parenting allows children to a variety of feelings including:

  • Security: Feeling secure is important no matter what age you are but as children it is imperative. When a child feels confident that they are loved by both parents they will adjust quicker and more easily to their divorce. This will also allow them to have a higher level of self-esteem than children of divorced parents who chose not to co-parent.
  • Children of parents whom are divorced benefit from the consistency that comes along with it. Many divorce attorneys will tell you children that are co-parented have consistently better behavior because they are under the same rules, discipline, rewards and can understand what is expected of them and what they should expect.
  • Co-parenting often fosters a better ability for children to solve their problems. They will see their parents working together thus fostering their children’s ability to effectively and peacefully solve problems that arise on their own.
  • Children with parents that are working to raise them together also create a healthy example to follow. This is a pattern that will follow them and carry them into their future relationships.

The main element involved in co-parenting is that the focus stays on the children and your children only.  This can be a hard transition but it is vital for your children’s future well being that you both chose to work together and put aside the emotions of anger, hurt and resentment you have towards one another.

Co-Parenting Helps Raise Emotionally Healthy Children

Maintaining a good relationship with your ex for the sake of raising your children together is not always easy.  It is simpler to walk away from your ex and think of them as a distant memory the minute the divorce decree is signed but this is not as easy for those who share custody of a children.  In order to live with your ex on a daily basis it is crucial to learn how to cope with them on a regular basis.  A good relationship with your children’s father after your divorce takes a lot more commitment and effort on your part than your marriage ever did.  In order to do this there are five basic reminders to live by.  Living by these five rules on a regular basis will lead you to the happiest life possible for you and your children.

All animosity between the two of you should be left behind: With any life change, especially divorce comes a period of transition.  Your life has been changed and now you are left to lead the type of life you truly want to.  This will start a while new chapter for you, your ex and your children.  Leave the resentment and past problems right where they are.  The past is the past and the present is yours to define with your ex and the children shared between the two of you.

Don’t worry about the stigma of divorce: When a couple gets married and divorced at a young age the thought is that the marriage was rushed into. The stigma is that you were not as mature as older adults who marry later in life.  Marriage takes a commitment along with a lot of hard work; it is not for many couples no matter how young or old they are.  Having children makes marriage a whole lot more work as well no matter how old you are when you get married and settle into having children.  Don’t let other peoples judgments create your story.

Don’t make our friends and family chose sides:  When a divorce takes place it is important to ensure your family and friends that there is no need to take sides.  This is especially important when it comes to co-parenting.  The families remain a vital part of your children’s lives and therefore will remain a part of yours and your ex’s.  Do your best to foster this and grow a relationship with all of the people in your children’s lives.

Don’t forget to be flexible and respectful:  If your children want to babysit the dog they shares with your ex while he is away on a business trip allow for a change of plans.  If your ex needs to switch days he is with your son, do so without a hassle.  This will foster a better relationship between the two of you and make the times you need help a bit easier for him to return the favor and help you.  Plus it shows your children there can be a win-win situation in a divorce.

No matter how turbulent your divorce was it is time to write a new future with your ex for the sake of your children.  Keep an outlook that focuses on the benefits of co-parenting.  Divorce attorneys will tell you that a positive, fresh outlook on co-parenting while leaving the dust of the divorce to settle is in the best interest of all parties.
